Savills sole advisor on sale of Hamburg’s Lademannbogen to Sirius

The former Deutsche Telekom headquarters in Hamburg-Hummelsbüttel has changed hands. The office property at Lademannbogen 21-23 has been sold to Sirius Facilities GmbH.

Completed in 1993, the property comprises four building sections on a site covering 6,600 sq m and provides a total lettable area of approximately 11,200 sq m. Global real estate services provider Savills acted as sole advisor to the vendor during the sale process.

“Previously a single-tenant property that was fully let until 2016, the asset is situated in the established Lademannbogen commercial zone and represents a good investment opportunity with significant upside potential,” says Sascha Hanekopf, Director Investment for Savills in Hamburg. “The airport submarket in the north of Hamburg enjoys good long-distance transport links, is well connected to the city centre and shows consistent take-up from tenants combined with stable rental levels. This is underlined by the current vacancy rate of 4.4 per cent.”

Sirius is already in discussions with several parties with regard to the future of the property. Besides approximately 9,700 sq m of office space, the property provides 1,500 sq m of storage space and 145 underground parking spaces.
