- Between January and September 2026, the top six office markets in Germany recorded a take-up of 1.9 million sq m, broadly in line with the same period last year. The take-up was 11% below the ten-year average.
- Across the top six office markets, the average vacancy rate stood at 9.1% in the third quarter of 2026, representing an increase of 20 basis points compared with the previous quarter. The rise in vacancy rates differs depending on property quality and location, and is concentrated primarily in older properties and less attractive locations.
- Average prime rent across the top six cities declined slightly by 0.2% quarter-on-quarter. It remained unchanged in five of the six cities, while Berlin saw a marginal decrease. Median rent remained stable compared with the previous quarter.
- Outlook: We expect take-up for 2026 to remain around last year's level. Both prime rents and vacancy rates are expected to rise further by the end of the year.
